A low DSCR does not automatically end the transaction. Select no-ratio programs may allow an eligible investment property to qualify without meeting a traditional minimum DSCR, subject to credit, equity, reserves, property, and lender requirements.
Answers before an application
It is an investment-property program that may not impose the usual minimum DSCR threshold. The lender still underwrites the property, value, credit, equity, reserves, loan purpose, and ability to meet the complete program requirements.
If the appraiser-supported market rent or Form 1007 rent is too low to meet a standard DSCR requirement, a select no-ratio program may provide another path because it does not require a traditional minimum coverage ratio. A low appraised property value is a different issue: the value still affects LTV and available loan proceeds, even with no-ratio financing.
No. No-ratio does not mean no review, no credit standards, or automatic approval. It describes how the program treats the property’s debt-service coverage requirement.
Potentially. Some programs can evaluate eligible market rent or other acceptable property documentation, but occupancy and appraisal requirements vary by lender.
